The appreciation in the value of [url=http:

com/:szjrmiq9]Properties in Kochi[/url:szjrmiq9]
is a direct result of the major economic changes that have taken place in the global sphere.  These reflect societal changes such as de-industrialization of the urban economy, emergence of a service economy, dominance of the automobile, a decrease in family size, suburban residential developments, decentralization of business and industry and increased intervention by the government in the urban development process etc.

Pacione, (2001) and Whit (1987) proposed a revision of the Burgess model that incorporated these trends in order to guide our understanding of the developments in the twenty-first century.  The implication of all these classical models and their modifications have been considered in developing ‘a modified generalized model of development’ to represent the morphological area development pattern in the emerging Kochi Metropolis.  The major consideration here is to show the evolution and growth pattern of Kochi on the development or urban land-use structure and to analyze the changes that have taken place in the city.

The development pattern evolves as the structure, process and various stages are influenced by the centripetal and centrifugal forces.  Colby (1933) observes that centripetal and centrifugal forces play dominant roles in town formation through three stages of urban growth.  In the first stage, a set of centripetal forces originate with the formation of the main nucleus leading to concentric development of the built up area.  Temple, mosque, church and gurudwara are religious nuclei that act as gravitational forces for the concentration of human agglomerations.

In the second stage people start living around these prominent centers.  In the third stage large commercial establishments start operations to cater to the needs of the increasing number of people that have flocked to this area.
