Can any of you lovely people tell us how long it takes to 'set-up' a company? Is it advisable to set one up before we go 'house-hunting' which would put us in a position to make an offer if we find 'the one'?

It is not necessary to set up a company before putting an offer on a house. your solicitor will do it as part of the buying process. When you find the property you want, you put in an offer. your solicitor will then help with the house buying and company process. it is easier and cheaper if you can be in bulgaria to complete the paper work. but if its not possible you can have your documents emailed to you and you can take them to be noterised in the bulgarian embassey in london. We've done this a couple of times but it is a lot more expensive. Good luck with your house buying. our first purchase including company set up too six weeks and i was told that was quite a long time by bulgarian standards, but we did the paperwork in london and had to wait for the papers to arrive back here.

i would not set up a company until you have selected your property,, the reason for this is, if you choose a property out of that district, that means you have to return to that same district for your tax returns and commercial register entries, or transfer which will cost you money.
my experience went like this.
sunday arrived in bulgaria.
monday, tuesday wednesday viewed houses and made a choice.
thursday, made up company name, went to open company bank account (5,000 lev), over to the notary for incorporation papers and preliminary contract.
then this goes to court (few days later go collect papers).
next to the registry office to enter incorporation papers, order company stamp (weeks).
its not a difficult process, just delays because the papers have to be presented many times at various places.
i would not attempt this alone either, get an interpreter

As of this year you do not need to set up a company to purchase and own a house or property in Bulgaria!

You have never needed a company to buy property in Bulgaria, but you do need a company to buy the land that the property sits on.

Please could you clarify your response, point us to the articles that support your claims above and also let us know if you are qualified in this field of expertise, as I'm sure this would be of interest to our long standing members.

Yes, thanks Chris for the clarification, this piece of information is needed by a few of us who have found a property and now want to do the final purchase of the property and the land. So kuhn if you have any information please share it with us.
