Bulgarian authorities approve building of luxury complex in protected natural reserve



The Bourgas Regional Inspectorate for Environment and Waters (RIOSV) has allowed an investor to build a luxury resort complex in the Karadere nature reserve area, Stroi Media said on September 27 2010.

The decision reportedly was made by the authorities in Bourgas on September 15 2010. It says that the decision advises that the construction process should "
not disturb the bird population in the areas, and so should be done outside the breeding season or April – July"


The main investor in the planned construction was Darmatex Bulgaria, owned by offshore company Darmatex, registered in Malta. The plans envisaged the construction of a resort village, comprised of single family homes on 5.5 ha of land. The construction is to commence in the area of Sveteritsa, immediately above a protected reserve. The complex will consist of 20 buildings with a total capacity for 200 people.

According to RIOSV Bourgas, the proposed construction was in the middle of a protected area which was part of the Natura 2000 network in the Kamchiiska Mountain.

Moreover, there had been "
perpetual interest for new construction in the untouched and unspoiled areas around Karadere in the past several years among various investment companies,"
Dnevnik said.

Previously, the Madara Bulgarian Property Fund, listed on the London Stock Exchange, wanted to build a resort village, spanning the entire bay area. The controversial building project contemplated to be directly on the shore was eventually frozen indefinitely in the light of the global economic downturn, as the company had estimated that the scheme would cost about a billion euro.

That looks so beautiful what a shame. Lets hope it doesn't end up looking like a concrete jungle.
The area we live in Turkey has been so spoilt with every spare bit of land built on. With property also comes rubbish you know the kind that can be put in a bin, and also the builders dump any unwanted loads just where they please.

“Oh”,how l cringe with anger when developers and authoritative bodies state how the development will be in harmony with the surrounding environment.This is just a ploy to manipulate the environmentalist minds into thinking their way.”Well”,l am not going to buy that one.
Lets look at the facts here:The established ecosystem in this area has a wealth of species of plants and animals that work well together to keep the natural resources in check.A seed germinates into a mature plant and produces food for the species and then it dies to go back into the soil for it to decay and turn it into food for the next generation of plants.This is a recycling intelligence at it’s best without any of the toxic pollutants that can harm the ecosystem.A master plan for the world to stay healthy.

Many people are concerned about the environment but would not think twice if money can be made from the expense of the environment.Money talks and complex’s are then built to capitalize on the area.Once the complex is up and running,you will then have rubbish strewn on the ground and in the water ways,inflicting a lot of damage to the wildlife and plants.Rubbish does leech toxins and inflicts injuries.Then there is the light pollution.This can disturb the coordination of many many flying insects and other flying animals navigational system, which results in unusual behaviour.
Noise pollution is also a danger to the wildlife since the mating calls cannot be heard and therefore can lead to a lack of breeding and many other disadvantages towards the wildlife when human activity is not in harmony with the environment.

Building is not the problem.The problem lye's with the construction that is not planned to be with nature.lf a development is designed for maximum profit without considering the environments ecosystem,then all l can say is prepare for the ongoing environmental problems that will costs hundreds of thousands of pounds to try and put right.But all this can cost nothing if the developers and the authoritative bodies look a little further into the sensitive ecosystems complexity.
I believe we must have a coordinated task force that will attack the problems from rich and greedy developers that undervalues the irreplaceable resources of beauty of our environment.We must protect ourselves from this growing destruction or lose it for the next generation not to enjoy.

l forgot to mention in my article as to why this area is a protected natural reverse,when the authorties have given the go ahead for a contruction company the green light to alter the landscape of outstanding beauty to be covered in concrete.
